HVS conducted the market and economic feasibility study for the hotel development at the Shanghai World Financial Center (SWFC). The study included assessing the market positioning, accommodation and supporting facilities appropriate for a luxury product within the iconic landmark located in Shanghai’s Lujiazui financial district.

The Park Hyatt Shanghai is a sophisticated Chinese residence occupying the 79th to 93rd floors of the SWFC, providing 174 guestrooms, restaurants, and fitness studio and spa, and conference and banquet facilities.

Property Valuation – The Ritz-Carlton, Beijing and
JW Marriott Hotel Beijing

HVS was appointed to appraise the two proposed hotels –
The Ritz-Carlton and JW Marriott – integrated within a 30-hectare prestigious landmark development, China Central Place, located in the Central Business District of Beijing. Opened in 2007, the 305-key The Ritz-Carlton, Beijing and 588-key JW Marriott Hotel Beijing are integral features of the China Central Place which comprises residential, retail, hotel and office uses. Besides the two hotels, the mixed-use development also includes three Grade A office towers, a 110,000-square-metre shopping mall offering more than 900 international brands and exciting dining options, as well as luxury residential apartments.

Investment Advisory – The Westin Beijing, Chaoyang
HVS was appointed by China Jin Mao Group Co Ltd as investment advisor for The Westin Beijing, Chaoyang. Given our extensive and intimate knowledge of Beijing, we assisted in closing this investment deal on the mixed-use property comprising a hotel, a retail mall and office towers. The hotel component features 550 oversized guestrooms and suites with quality contemporary furnishings including the signature Heavenly Bed®  and rainforest shower as well as eight restaurants and bars and 1,100 square metres of function space.

Operator Search – Le Meridien Resort, Shimei Bay,
Hainan Island

HVS was appointed to seek a reputable hotel management group with the necessary expertise and experience in the management and marketing of an upmarket five-star resort development. Prospective operators were invited to submit their proposals for the management of the resort. After a stringent selection process,
Le Meridien, part of Starwood Hotels & Resorts, was appointed by the developer to manage the proposed 300-room beachfront resort. The proposed ’Lifestyle Village‘ is poised to be the leading resort in Hainan Island, featuring a freeform swimming pool and sea sports centre.

Global Hotel Portfolio Valuation – Raffles and Swissôtel
Spanning key international cities across Asia Pacific, Europe and North America, the portfolio regarded as the investment deal of the year was acquired by Colony Capital LLC at a reported price in excess of US$1 billion in 2005. HVS coordinated the portfolio valuation which included a collection of legendary hotels,

Investor Search – Crowne Plaza Changi Airport
HVS was appointed as an advisor to procure a reputable investor for the development of a state-of-the-art airport hotel at the Terminal 3 of Singapore Changi Airport. Following a competitive bidding process, the 7,700-square-metre site was successfully awarded to LC Development Ltd. Flagged as a Crowne Plaza Hotel, the 300-room hotel is managed by InterContinental Hotels Group.

Market and Economic Feasibility Study –
Mandarin Oriental, Tokyo

HVS was retained by the Mandarin Oriental Hotel Group to conduct a market and economic feasibility study for the landmark boutique hotel development in the heart of Tokyo. Mandarin Oriental, Tokyo, on Chuo Dori, the ‘Fifth Avenue’ of the celebrated Nihonbashi District, opened in December 2005. The 179-key boutique hotel features the Mandarin Oriental signature spa, some of the largest deluxe rooms in the city of 50 square metres and superb views of the Tokyo metropolis.
